We have created a simple telephone helpline package for Tenant Management Organisations, which provides TMOs with on-demand access to expert lawyers no matter how large or small the issue, without surprising or spiraling costs.

By having direct, daily access to an experienced, qualified lawyer, we can help you take the best course of action, swiftly, saving you both time and money. The team is highly trained, providing specialist advice on all matters relating to:

Lease interpretations – understanding what the lease means, and what rights and obligations it puts on both the landlord and the leaseholder. Such as: the extent of what is demised, what services are
provided and which can be re-charges (including apportionments) and what restrictions are on a leaseholder.

Service charge recovery – advising on getting the best possible recovery rate, through compliance with the lease, through policy/procedures and if absolutely necessary what court recovery routes are available and the most effective.

S20 Consultation for major works – whether consultation is necessary, how to get it right, or how to deal with errors in the
process.

Breach of lease – practical ways to resolve them and, if necessary, the enforcement routes available. Whether it be anti-social behaviour, failure to keep in repair (e.g. water leaks), subletting or other breaches. Including potentially letters before action, injunctions or ultimately actions for forfeit the lease.

Management agreement disputes – Advising on Management agreement disputes with the local authority. This can typically be in relation to performance, who has responsibility for what (e.g. repairs) or
breach/termination notices.
