Our online client portal gives you 24/7 access to important conveyancing documents and allows you to maintain constant oversight of our work. This minimises surprises and allows you to prepare for the next step. In addition, we make sure we’re always available to discuss your case and answer any questions you may have.

Securing the residential property you want often depends on being able to complete the legal work in time to meet deadlines. We make it a priority to respond quickly to all correspondence and make sure you understand what is needed from you.

Ensuring your property purchase is legally sound

Whether you are a first-time buyer or you are moving, buying a residential property is a big commitment and we ensure our clients have the full picture and that their investment is sound. Our conveyancing team can become involved as soon as you have an offer accepted and will contact your sellers’ solicitor to request the initial documentation from them.

As well as giving our details to your estate agent, you should also let any mortgage lender know that we will be acting on your behalf. They will then be able to send your mortgage offer to us as soon as it is available.

Once we receive the initial paperwork from the sellers’ solicitors we will carry out the relevant property searches. At that stage we also go through the legal title to the property and raise enquiries.

We report to our clients regularly throughout the conveyancing and transaction process so that not only are they kept up to date with progress, but the information is reported to them in manageable chunks, rather than a large, possibly overwhelming report, right at the end. This also gives you the chance to consider any adverse results as soon as the information becomes available so that you can make a considered decision on how you want to proceed.

When you are ready to exchange contracts, we work with you and the other parties in the chain to agree on the right completion date. We ensure you know exactly how the residential property transaction will take place and speak to you regularly to make sure that you are happy with everything.

Ensuring a smooth residential property sale

You can instruct us to act on your behalf as soon as you decide to sell your home and put your property on the market. We can then get a head start on completing the necessary paperwork by sending you forms for completion, obtaining your title deeds and preparing the contract documentation so that it can be sent to your buyers’ solicitors as soon as you accept an offer. At this stage you can also arrange buildings insurance for your new property.

We will contact you as soon as we hear from the other side with their enquiries and we’ll work proactively to ensure that the residential property transaction proceeds as quickly as possible. We will liaise with the estate agent and your potential buyers’ solicitor or licensed conveyancer to agree a mutually acceptable completion date, exchange contracts on your behalf and, once completion has taken place, we will discharge any mortgage you may have, arrange for payment of any estate agency fees and register your purchase with the Land Registry.

Mortgage and re-mortgage

If you are obtaining a mortgage to fund your house purchase, we will liaise with your mortgage broker or lender, check through your mortgage offer as soon as we receive it and make sure that you understand its terms and conditions. We will report to your lender as soon as we have all the necessary property information from your sellers’ solicitors and ensure that we have ordered your mortgage funds in plenty of time for completion.

We can also act on your behalf if you are re-mortgaging a residential property, by processing the new mortgage and redeeming the old one.
